A global law leader and one of San Francisco's largest law firms, Orrick faced a stay versus relocation decision in the post-Dot.com recession. Orrick's image had been long associated with its almost 15 year occupancy of the former Federal Reserve Bank building in San Francisco. This facility would require significant remodeling to meet the firm's evolving space requirements.

After assessing Orrick's space needs and market possibilities, a comprehensive property search yielded a short list of high quality options of approximately 150,000 sf. In a paradigm shift, Orrick relocated to a larger, new, more efficient building South of Market that provided an unprecedented opportunity to reposition the firm and meet numerous strategic objectives. Dubbed the deal of the decade, Orrick's relocation to the Orrick Building provided a 15 year lease at fixed rates, multiple expansion opportunities and a fresh, next generation workplace.

This transaction was awarded the San Francisco Business Times Best Office Lease in 2003.
