High-rise buildings and standard corporate real estate solutions were off the table. Brick buildings, the preferred architectural statement, were problematic in earthquake-prone San Francisco and in short supply given GSP's square footage need. Several options were discovered in alternative locations, but one in particular, on the famous Cable Car line at 720 California Street, straddling Chinatown and Nob Hill, had promise but the building, vacant for five years, needed a lot of help.

The CAC Group helped organize and negotiate, with Feld Realty and the Hong Kong based owner, a very favorable, long-term lease, with full seismic upgrade, exclusive parking lot and complete interior renovation for the brick-clad, historic former West Coast headquarters of the Hartford Insurance Company.

The CAC Group helped GSP expand seven times from 1999-2006. In 2007 the original lease expired and a new ten year lease was negotiated extending GSP's tenancy at 720 California Street.
