Beacon Capital Partners moved into the San Francisco market during the post Dot.com recession of 2001-2004. The CAC Group assisted Beacon Capital Partners in the underwriting process associated with their acquisition strategy and CAC Real Estate Management Co., Inc. provided due diligence services.

As attractive properties came to market, Beacon Capital Partners successfully purchased six buildings totaling approximately 2.0 million square feet including One Sansome Street, 50 Beale Street, 100 California Street, 100 First Street, Rincon Center, 600 California Street and a development site at 535 Mission Street, which they fully entitled.

The CAC Group developed  leasing and management teams with strategies for each property. Working tactically with Beacon, costs were reduced and significant existing leases were extended including major lease renewals with Blue Shield of California (240,000 sf), Citigroup (110,000 sf) and American International Group (150,000 sf). Beacon Capital Partners successfully sold the well-managed portfolio in 2007, earning an excellent return for its investors.

The CAC Group is now also working on Beacon's behalf in Seattle and Bellevue.
