The DN&E Walter Company commenced its businesses in Downtown San Francisco the 1850's, when South of Market was a burgeoning industrial district.

The company acquired several adjacent buildings and parcels totaling almost one acre. The company conducted its operations in the properties for almost 100 years until the rapid growth of the Financial District in the 1980's and 1990's arrived at the property line.

To harvest the potential value of the site, the company selected The CAC Group to help create and execute a marketing and disposition strategy. The site was widely marketed and sold through a competitive process to Hines.

Hines retained the distinguished architectural firm I.M. Pei, which designed an elegant steel and glass tower. The project, 38 stories and approximately 660,000 square feet, was successfully developed and leased, the largest in San Francisco history, to JP Morgan & Co./Hambreacht & Quist for its west coast headquarters. This project represented a significant validation of the South Financial District as a true extension of the Financial District.
